Pleinement op\u00e9rationnel depuis le 1er janvier 2026, ce cadre introduit un <strong>registre unique national<\/strong> et un <strong>guichet num\u00e9rique unique<\/strong>, g\u00e9r\u00e9s par le <a href=\"https:\/\/www.mivau.gob.es\/\" target=\"_blank\" rel=\"nofollow noopener\">Minist\u00e8re du Logement et de l&rsquo;Urbanisme<\/a> (MIVAU).<\/p>\n<div style=\"border-left: 6px solid #768a7b; background: #fff; padding: 16px 18px; border-radius: 10px; margin: 18px 0;\">\n<p><strong style=\"display: block; font-size: 16px; margin-bottom: 6px; color: #768a7b;\">Objectifs<\/strong><\/p>\n<p>Renforcer la transparence, lutter&nbsp;<a href=\"https:\/\/delaguialuzon.com\/fr\/blog\/lutte-contre-fraude-faux-non-residents-espagne\/\">contre la fraude<\/a>&nbsp;fiscale,&nbsp;<span style=\"font-weight: bolder;\">prot\u00e9ger les droits&nbsp;<\/span>des locataires et&nbsp;<span style=\"font-weight: bolder;\">r\u00e9\u00e9quilibrer le march\u00e9<\/span>&nbsp;dans les zones sous pression touristique comme&nbsp;<span style=\"font-weight: bolder;\">Valencia<\/span>,&nbsp;<span style=\"font-weight: bolder;\">Barcelone<\/span>&nbsp;ou&nbsp;<span style=\"font-weight: bolder;\">Madrid<\/span>.<\/p>\n<\/div>\n<h2>Qui est concern\u00e9 ?<\/h2>\n<p>L&rsquo;obligation d&rsquo;enregistrement s&rsquo;applique \u00e0 tout bien mis en <a href=\"https:\/\/delaguialuzon.com\/fr\/blog\/tva-sur-les-locations-touristiques-en-espagne\/\">location touristique<\/a>, <strong>saisonni\u00e8re<\/strong> ou par <strong>chambres<\/strong> sur une plateforme permettant la r\u00e9servation et le paiement <strong>enti\u00e8rement en ligne<\/strong>, comme Airbnb, Booking.com, Vrbo, HomeAway, et tout site \u00e9quivalent.<\/p>\n<p><strong>Sont exempt\u00e9s :<\/strong> les sites de petites annonces comme Milanuncios, les sites personnels sans moteur de r\u00e9servation int\u00e9gr\u00e9, et les canaux hors ligne (agences physiques, publicit\u00e9 imprim\u00e9e).<\/p>\n<h2>Le registre unique : fonctionnement et enregistrement<\/h2>\n<p>Le registre unique est une <strong>base de donn\u00e9es nationale centralis\u00e9e<\/strong> qui recense l&rsquo;ensemble des logements autoris\u00e9s \u00e0 \u00eatre lou\u00e9s sur les plateformes num\u00e9riques en Espagne.<\/p>\n<p>Concr\u00e8tement, tout propri\u00e9taire souhaitant mettre son bien en <a href=\"https:\/\/delaguialuzon.com\/fr\/blog\/decret-logements-touristiques-communaute-valencienne\/\">location courte dur\u00e9e<\/a> doit s&rsquo;y inscrire pour obtenir un <strong>num\u00e9ro officiel<\/strong>, sans lequel il lui est interdit de publier une annonce.<\/p>\n<p>Ce registre attribue \u00e0 chaque bien un <strong>num\u00e9ro d&rsquo;identification unique<\/strong> (ex. : RT-46001-2025-00123), qui doit figurer de mani\u00e8re visible sur toutes les annonces en ligne, contrats de location et justificatifs remis aux locataires.<\/p>\n<h3>Comment s&rsquo;enregistrer ?<\/h3>\n<p>La demande s&rsquo;effectue exclusivement via le <strong>guichet num\u00e9rique unique<\/strong> (si\u00e8ge \u00e9lectronique du MIVAU) ou par l&rsquo;interm\u00e9diaire d&rsquo;un <em>registrador de la propiedad<\/em> accr\u00e9dit\u00e9.
